Cold Weather Caution for El Paso/Las Cruces areas.

Extreme cold weather conditions in El Paso are rare but it does happen. Damages from frozen pipes can be very expensive and disruptive to homeowners and business owners alike. To assist in the prevention of frozen pipes, please review the following tips and always be aware of local weather conditions in order to limit major winter plumbing headaches.
Heating/Cooling Precautions: As part of your winter preparation the following should be conducted well in advance of any potential winter freeze.
1. Drain water lines to evaporative coolers, turn off power to the unit, and cover tightly.
2. Service your furnace for winter use, install new filters and adjust registers to provide adequate air-flow where desired.
Plumbing Precautions:
In preparation for freezing temperatures the following should be conducted in order to prevent or limit frozen pipe damage.
1. Disconnect water and/or garden hoses from exterior hose bibs and protect or wrap exposed pipes with insulation and/or heat tape. It is also important to turn off and drain sprinkler systems, but remember to turn back on once temperature is above freezing as plants and trees will still require water during winter months.
2. Open cabinet doors to allow warm air to circulate around kitchen and bathroom pipes, especially on exterior walls.
3. It also may be necessary to drip water at a faucet to help prevent pipes from freezing.
4. It is also very important to know where your main water shut off(s) to your home are located. Typically the main water meter is located near the street.
5. To drain your home completely, shut the water off at the main water meter and turn on a faucet at one or more locations within or outside the home. If water is off for a length of time, it is imperative to turn off the gas to your water heater(s).
6. If pipes do burst, immediately shut off the main water line to your home, notify your homeowner’s insurance carrier to make every effort to mitigate damages and contact a licensed plumber as soon as possible.
